Mandel's 3rd Ward apartment, river walk designs get plan commission approval

6/11/2014 - Designs for Mandel Group Inc.’s DoMUS apartments in Milwaukee's 3rd Ward and the neighborhood’s final major link in the river walk gained a design endorsement Monday.

The six-story building with 132 apartments is planned at 401 E. Erie St. It will replace a parking lot Mandel Group owns along the Milwaukee River. Robert Monnat, the Milwaukee developer’s chief operating officer, said construction will begin this year for a 2015 opening.

Milwaukee’s Plan Commission unanimously endorsed the designs Monday. Construction includes a new length of river walk along the length of the project. The city of Milwaukee owns a former railroad right-of-way south of the building, and it plans to turn that into a public space with the last short link for the 3rd Ward river walk.

The river walk along the DoMUS building will have large planters with tall grasses that are native to the 3rd Ward prior to its development, said design architect Jim Shields of HGA Architects & Engineers, of Milwaukee. Five ground-level apartments and a fitness center in DoMUS will open onto the river walk, he said.

That fitness center will be unique because it will focus on water sports, Monnat said. It could have kayaks or paddle boats, unique stationary rowing machines and a bike repair shop, he said.
